Centre Point is a premium 19-floor, 103-metre luxury development in Lagos offering two distinct products: corporate office spaces and a banquet hall. DSPDC needed two separate go-to-market strategies for two distinct buyer types: corporate decision-makers evaluating office leases and event planners or individuals booking event spaces.

The challenge wasn't just generating leads. It was building a system that could qualify, nurture, convert, and track revenue, with minimal manual intervention.

Premium real estate prospects require high-trust, high-touch experiences. But managing every touchpoint manually across two products meant:

  • Sales team time wasted on unqualified leads

  • Prospects falling off between interest and inspection

  • No-shows with no recovery mechanism

  • Zero visibility into which ads were actually driving revenue

  • Post-sale moments (reviews, retention) are being missed entirely

DSPDC needed a system that could do the heavy lifting intelligently and at scale.

I designed and deployed two parallel AI-powered automation workflows within LeadzConnect CRM: one for Office Spaces and one for the Banquet Hall, plus a third workflow handling inbound DMs across Instagram and Facebook.

Why Two Separate Workflows?
The decision to build two entirely separate pipelines was strategic. Corporate tenants and event bookers are fundamentally different buyers. One is making a long-term financial commitment on behalf of a company, requiring trust-building, legitimacy verification, and a structured decision process. The other is making an emotionally driven, time-sensitive decision for a personal or professional milestone, requiring speed, visual appeal, and instant value delivery.

Treating them the same way would have meant optimising for neither.

Why LinkedIn and Google for Office Spaces? 
Corporate decision-makers such as CEOs, operations leads, and business owners evaluating premium office leases live on LinkedIn. The platform offered verified professional targeting by industry, seniority, and company size that no other platform could match for this audience. Google Search captured active intent: people already searching for premium office space in Lagos, ready to act.

Why Meta for the Banquet Hall? 
Event planners and individuals celebrating milestones are driven by inspiration and aesthetics, not professional credentials. Meta's visual-first environment: video ads, carousel creatives and Instagram placements, was the right context to sell an experience. The rate card CTA was also deliberate: rather than asking cold prospects to immediately commit to a viewing, I led with value, letting the space sell itself before asking for anything in return.

Workflow 1: Centre Point Office Spaces
(LinkedIn Ads + Google Ads → B2B Corporate Prospects)

Step 1 — Paid Acquisition Prospects discover Centre Point via LinkedIn or Google Ads and click through to a custom landing page collecting: name, contact, company name, job title, business sector, preferred floor and chosen inspection date.

Step 2 — Instant Confirmation An automated confirmation email is immediately sent to the prospect, acknowledging their booking request and setting expectations for next steps.

Step 3 — Internal Sales Alert Simultaneously, an internal automated notification is sent to the sales team containing the prospect's full form details, with a clear instruction to verify the legitimacy of the lead before proceeding.

Step 4 — Human Verification Gate The sales team reviews the lead. If legitimate, they click a single link inside the notification email, triggering the next stage of the workflow automatically.

Step 5 — Inspection Confirmation The prospect receives an automated email confirming their chosen inspection date. At the same moment, the Centre Point facility manager receives an internal automated notification with the prospect's details and tour date, ensuring zero internal communication gaps.

Step 6 — Dual Reminders Both the prospect and the facility manager receive automated email and SMS reminders at 24 hours and 1 hour before the scheduled inspection.

Step 7 — Post-Tour Feedback Loop One hour after the tour, the facility manager receives an automated email requesting outcome feedback via three smart links:

  • IF Link 1 — Moving Forward The workflow waits for the purchase amount to be entered, updates the CRM pipeline to mark the deal as won, triggers revenue tracking, fires a Facebook Conversion API event to report the purchase back to Facebook for ad attribution and ROAS optimization, then waits 30 days post-move-in to send an automated Google Review request to the client.

  • IF Link 2 — Not Moving Forward: The workflow ends cleanly.

  • Link 3 — No Show: Triggers a dedicated "No Show" recovery workflow, sending a reschedule email and SMS to the prospect. If no response, the workflow waits 24 hours and sends a follow-up SMS automatically.


Workflow 2: Centre Point Banquet Hall
(Meta Ads → Event Planners & Individuals)

Step 1 — Paid Acquisition Meta ads target event planners and individuals celebrating milestones, with a CTA driving them to request the banquet hall rate card.
Step 2 — Form & Rate Card Delivery Prospects land on a form collecting event date, event type, contact details, and hall preferences. Upon submission, an automated email delivers the rate card download link and an inspection booking link simultaneously.
Step 3 — Live Inspection Calendar The booking link surfaces a live calendar showing available inspection slots (Monday–Friday, 10am–1pm), letting prospects self-schedule without any back-and-forth.
Step 4 — Dual Confirmation The moment a date is selected, the facility manager receives an internal automated notification asking him to confirm his availability by clicking the trigger link. When he does this, the prospect receives a confirmation email.
Step 5 — Reminders Both parties receive email and SMS reminders at 24 hours and 1 hour before the inspection.
Step 6 — Post-Event Review Request After the event is concluded, an automated email is sent to the client requesting a Google review, building DSPDC's long-term social proof without any manual effort.

Workflow 3: Social Media DM Automation
(Instagram & Facebook)

Inbound DMs on DSPDC's Instagram and Facebook pages requesting information about office spaces or banquet hall bookings were also automated, routing prospects into the appropriate workflow based on their enquiry type, ensuring no lead was missed regardless of channel

Within the first three months of both workflows going live, Centre Point saw measurable improvement across every stage of the pipeline:


Lead Generation

  • 60% increase in qualified leads across both Office Space and Banquet Hall products

  • Over 600 qualified leads captured and processed through the automated pipeline across both workflows

  • Lead response time reduced from hours to under 2 minutes, triggered automatically upon form submission


Pipeline Efficiency

  • Sales team qualification time cut by an estimated 70% human effort required at only one verification touchpoint per lead

  • Inspection show-up rate of approximately 80%, attributed to the dual-channel email and SMS reminder system at 24 hours and 1-hour prior


System Architecture

  • A dedicated no-show recovery workflow was built and deployed, designed to automatically trigger reschedule emails and SMS sequences upon a missed appointment

  • A closed-loop revenue attribution system was architected via Facebook Conversion API, designed to fire conversion events upon deal closure and update the CRM pipeline in real time

  • Both systems were fully functional on my end; outcome data capture was limited by DSPDC’s side process gap, where the post-inspection feedback workflow was not triggered by the facility management team
